The villa is located in the village of Sumber, about 9 km from the historic old town of Labin in central Istria. Access is via a narrow private road and the villa is off the road in the middle of nature. Around the house there are only forests, fields and vineyards - there are no neighbours looking at the pool and you can also go topless into the water. Nevertheless, you are not far from the action. The bakery, where you can buy bread in the morning, is within walking distance, and Labin, which invites you to go shopping, is only 10 minutes away by car. Here you can also buy all the national specialities of the region, fish and seafood in the shops. The sea with its turquoise, crystal-clear water is just 15 minutes away. An insider tip is Duga Luka, where you will find beautiful pebble beaches and can refresh yourself in the Merer on hot summer days. If you want to enjoy the nightlife in the evening, you won't be disappointed: the tourist town of Rabac is only 15 minutes away. On the famous beach promenade you will find numerous restaurants, bars and dance clubs. The villa is also very centrally located and is the ideal starting point for day trips to the whole of Istria.
The ground floor has a large, cosy living area with modern furnishings. The huge sofa has a sleeping function and can be used as a bed for two more people. Everything you could wish for in terms of technology is available: Satellite TV, music system, DVD, Playstation and even an Alexa with Amazon Prime. So there is no lack of entertainment for a rainy day, and if necessary there is also a table football or table tennis. A large panoramic door leads from the living area outside to the terrace and pool. The living area leads directly into the modern dining area, where there is a large table for 10 people. Another panoramic door leads to the garden and the sunbathing lawn. The kitchen is also a highlight: it is equipped with everything a kitchen fairy's heart desires: all electrical appliances such as oven, hob, fridge/freezer combination, microwave, dishwasher, toaster and even a coffee machine. The kitchen and all the cooking utensils and crockery are of special quality - not from IKEA... On the ground floor there are also two bedrooms, each with a double bed. One bedroom has direct access to the pool terrace and the garden. Both rooms have their own bathroom, air conditioning and SAT-TV.
Upstairs: A staircase leads to the second floor with three more double bedrooms with comfortable beds and exclusive bed linen. One bedroom has its own balcony overlooking the pool and the vineyard. Each of the bedrooms has its own bathroom, satellite TV and air conditioning. There is also a small fitness area with exercise equipment on the first floor.

Bedrooms: A good night's sleep is guaranteed with us! It goes without saying that the beds are comfortable and suitable for allergy sufferers. But beyond that, you enjoy a touch of luxury. One bedroom on the ground floor has access to the garden and one bedroom on the upper floor has its own balcony where you can end the day with a glass of red wine. The windows are equipped with insect screens and can be protected from the midday sun with shutters, so that the room always remains pleasantly cool. Bed linen and duvet covers are included.
